Performance Score

Icade's objectives are ambitious, aligned with science and concern the vast majority of the scope of its promotional activity. However, an under-breakdown of decarbonization objectives by typology of use, type of operation and type of GHG emissions would make it possible to better target the decarbonization specificities of each family of projects. The carbon performance of the buildings managed by Icade is aligned with the sector's targeted decarbonisation trajectories. However, precise communication on the share of low-carbon buildings (new and renovated) would improve the performance score.
The decarbonization strategy is steered at the highest level of the company. The Executive Committee's variable remuneration is largely linked to CSR results (25%), including the achievement of decarbonisation objectives. Icade has a long-term vision of risks, although a more detailed risk analysis of its promotional activity would be an interesting contribution to complete the assessment.
Icade states that it almost systematically carries out CSR assessments of its suppliers, but could provide them with more support in their decarbonisation strategy through the implementation of joint actions. Icade commits its clients to reducing their GHG emissions through the development of low-carbon real estate products and "climate-committed leases". Clients are supported by actions to raise awareness and help reduce their GHG emissions.
Icade's public and political commitments are largely in favour of the low-carbon transition. Icade is not the subject of any controversy on the subject of climate, and on the contrary is mobilised to structure the entire professional real estate sector towards less emissive practices, in particular through a strong commitment to pioneering professional groups in the field of low-carbon construction (Hub Bas Carbone, OID, BBCA, etc.).
Icade has committed its activities to several business models aligned with a low-carbon economy, such as the requalification of office buildings into housing, or the integration of reused materials in its development projects. Although the profitability or scale of certain models have yet to be demonstrated, Icade has set itself ambitious objectives and is thus a pioneer in bringing out new practices aligned with a low-carbon world.

Narrative Score

Icade is continuing its decarbonisation trajectory, being in the right phase of achieving the objectives it has set for itself. The decarbonisation of its promotional activity will continue to be supported by the expansion of the RE2020 and the tightening of the inherent carbon thresholds. In addition, the desire to diversify its activities towards renovation and other low-carbon business models confirms the group's positive dynamic.
